Once a Conveyancer engages with you, they will be sharing the list of required details on a case to case basis.
What locations do you service?
We have started off with Victoria and Queensland states currently and are in the process of onboarding experienced conveyancers to cover pan Australia.
The goal is to make sure everyone (even in regional towns) is able to hire a conveyancer at a reasonable price.
What is online conveyancing?
Online conveyancing means that the complete process of conveyancing which includes the preparation or review of the contract, settlement etc can be done via email or phone.
These days the settlement is mostly online which means the required approvals and settlement are also done via PEXA.
This makes it possible to work completely online thereby making sure the cost of the service is competitive.
When do I need a contract?
It is a legal requirement to have a contract in place before the property is advertised. Our experienced conveyancers can prepare the contract (Section 32) as per the requirements and instructions.
The contract is also required when purchasing a property and a conveyancer can review it and share their inputs to you on any red flags. This way an informed decision can be taken up.
Should I get my Contract reviewed before I sign it?
It is always advisable to get the contract reviewed before signing. An experienced conveyancer should also highlight the need to have the right due diligence like Building and Pest inspection, Strata report validations and any restrictions, caveat etc.
Here is a list of few unknowns to understand the importance of having the right checks.
Release of deposit – Seller can spend your deposit before you take ownership of the property. This is common however can be risky if something goes wrong and the seller has already spent your money.
Subject to Tenancies – Purchaser was unaware the property was rented out. Meaning they would not have been able to move into the property for several months after purchasing when the lease expired.
Caveat on Title – Someone else other than the seller had a registered interest in the property, meaning the purchaser would not have been able to transfer property into their name.
What is Conveyancing?
Conveyancing is the legal process of transferring property and land titles from one person to another. The role of the Conveyancer is to protect the interest of their client while also facilitating the settlement of the property in a fair and transparent manner.
This process includes registering the property in your name, transferring any mortgages onto your new home loan, and changing utilities over into your name.
Are you licensed for Conveyancing in all the States?
Conveyancers who work on your matter will be licensed for conveyancing in the respective state. It is always advisable to query the conveyancer before hiring them.
